How long does a shop fit-out take?

Typical programmes from survey to handover, and what causes delays.

Most small shop fit-outs take two to four weeks on site, with another two to six weeks beforehand for survey, design, pricing and landlord approval. Cafés, restaurants and units needing a new shopfront or extraction usually take longer on site, typically four to eight weeks, and approvals are the most common cause of delay.

What are the stages of a fit-out?

  1. Survey and brief
  2. Layout and design sign-off
  3. Fixed quote and programme
  4. Landlord licence, planning and building control where needed
  5. Manufacture of joinery and shopfront (often two to four weeks off site)
  6. Strip-out and first fix on site
  7. Ceilings, walls, flooring and second fix
  8. Joinery install, snagging, clean and handover

What delays a fit-out?

Late landlord consent is the most common. Other causes are long-lead items such as refrigeration or bespoke stone, utility supply upgrades, unexpected asbestos in older buildings, and design changes after manufacture has started. Ordering long-lead items early and agreeing the layout before pricing keeps the programme steady.

Can the work be phased so I keep trading?

Often, yes. Existing shops can be refitted in zones, with noisy or dusty work done out of hours behind temporary screens. It takes longer overall but keeps the till open.

Questions people ask

When should I start planning my fit-out?

Ideally eight to twelve weeks before your target opening date, or earlier if the unit needs planning permission or a new shopfront.

Do you give a programme with the quote?

Yes. Every quote includes a dated programme so you can plan staffing, stock and marketing around the opening.
