Suspended ceilings and partitions form the shell of a fit-out: grid or plasterboard ceilings that hide services, and stud walls that divide the sales floor, stockroom, office and toilets.

Typical guide price£35–£90per m², ex VAT. Fixed price after survey.

Why does it matter?

Getting the shell right makes every other trade easier. We build partitions to the fire and acoustic ratings the layout needs and ceilings that give access to services.

What is included?

  • Grid ceilings with lay-in tiles
  • Plasterboard ceilings and bulkheads
  • Metal stud partitions
  • Fire-rated and acoustic walls
  • Drylining of existing walls
  • Access hatches and making good

What should you check before you start?

  • Walls between a shop and a neighbouring unit or flat may need a fire rating.
  • Grid ceilings give easy access to services; plasterboard looks cleaner.
  • Stockroom walls should be built to take heavy racking fixings.

How do we price it?

We survey the unit first, then give you an itemised, fixed price with a dated programme. The range above is a starting guide; your survey confirms the real figure, including access, services and any landlord or planning conditions.

Questions people ask

Do I need fire-rated partitions?

Walls forming escape routes or separating different occupancies usually need a fire rating. We confirm with building control.

Which ceiling is best for a shop?

Grid ceilings are cheaper and give access to services. Plasterboard gives a cleaner finish for premium shops.

Can you add partitions without disrupting the shop?

Yes, partitions are dry trades and can be built out of hours.
