Which building regulations apply to a shop fit-out?
Fire safety, accessibility, electrics and ventilation rules that affect commercial fit-outs.
A shop fit-out needs building regulations approval when it affects fire escape routes, structure, drainage, ventilation, electrical installations or accessibility. In England and Wales that usually means a building control application; in Scotland a building warrant is normally required before work starts, and Northern Ireland has its own building regulations.

What fire safety points come up most?
Escape routes, travel distances, fire doors, emergency lighting, fire alarm coverage and the fire rating of partitions and ceilings. New partitions can block detector coverage or lengthen escape routes, so the layout and the fire strategy have to be checked together. The occupier is also responsible for a fire risk assessment under fire safety law.
What about accessibility?
Businesses serving the public must make reasonable adjustments for disabled customers under the Equality Act 2010. In practice that means level or ramped entrances where possible, suitable door widths and ironmongery, lowered counter sections and clear circulation routes.
Do electrics need certifying?
Yes. New or altered electrical installations should be tested and certified by a qualified electrician, and you should receive an Electrical Installation Certificate at handover along with emergency lighting and fire alarm certificates where relevant.
