Before we price suspended ceilings and partitions in Darlington, we check the lease, the landlord's fit-out rules, the existing services and how materials can get into the unit.

What should Darlington owners check first?
- Walls between a shop and a neighbouring unit or flat may need a fire rating.
- Grid ceilings give easy access to services; plasterboard looks cleaner.
- Stockroom walls should be built to take heavy racking fixings.
In England, fit-out work that affects fire escape, structure, drainage or accessibility falls under the Building Regulations and is signed off by local authority or approved inspector building control. Shopfronts, extraction flues and illuminated signs are dealt with separately by the local planning authority.
